How the Financing process works
Here’s what you can expect when you finance a custom home with Excell Homes and our preferred lenders.
Step 1 – Initial Conversation
We start with a simple conversation about your budget, timeline, and wish list. This helps us align your home design with a realistic investment range and recommend the right type of loan.
Step 2 – Pre‑Approval
Before we finalize plans, you’ll work with your chosen lender to get pre‑approved. This gives you a clear picture of what you can comfortably borrow and helps streamline the rest of the process.
Step 3 – Choose Your Loan Program
Your lender will review the construction loan process. We’ll coordinate with them to make sure the loan structure fits your build schedule and payment milestones.
Step 4 – Final Plans & Appraisal
Once your home plans, features, and pricing are set, your lender will order an appraisal based on the proposed build. Our team provides all the details they need to keep things moving smoothly.
Step 5 – Loan Approval & Closing
After underwriting and final approval, you’ll close on your loan. Funds are then released in stages (called “draws”) as construction progresses and key milestones are completed.
Step 6 – Construction & Move‑In
As we build your home, we’ll keep you and your lender updated at each stage. When construction is complete, your loan typically converts to a standard mortgage and you get to move into your new home.
